The Presbytery of Tropical Florida is planning to give a 99 year lease of their property aka The Sanctuary Church at 1400 N Federal Hwy to the Atlantic Pacific Companies.
The proposed rental apartment building on Middle River includes:
- 348 rental apartments on the South / East 2 acres. An estimated 175 units per acre when the current zoning allows only 15 units per acre.
- A twelve (12) story tower when the current zoning allows only 35 feet or three (3) stories.
- 6,200 sqft of commercial space.
The proposed rental apartment building is too large and will negatively impact the river and the adjacent neighborhoods, including DEVALUATION of homes. The approval process will start in September and the final decision will be at the discretion of the Mayor and the Commissioners. Note that the proposed rental apartment building will not generate any benefits to the church activities. It would make more sense locating the new building on the Federal Hwy frontage than on the riverfront. Also the Sanctuary Church development will set the tone for the automobile dealership redevelopments.
Saving Middle River, as we know it, will be a difficult fight against the Church, the Developer and their attorneys. If you want to participate please contact us.
